Josh and Jeff, from Wasatch Home Buyers, were wonderful to work with in the sell of our investment property. I, myself, am a licensed Realtor and I had our home listed on the MLS but to my surprise we were not getting as much interest as I had anticipated. I did not have any extra time to put in to marketing the home more aggresively to get it sold. When Josh called about our home for sale, I was a bit hesitant to turn the responsibility of selling the home over to him as I have never done this in my 14 years of being a licensed agent, but Josh made us a great offer with multiple options to choose from and I could tell he was extremely knowledgeable in what he does. When a person receives such an offer they sometimes wonder “what’s the catch”? But there were no “catches”. It was a very straight forward and honest offer from the beginning which positively reflects the integrity and ethical conduct of yourself and Wasatch Home Buyers. When you set a date for an event to take place in preparation for the sale of the house, it happened just as you committed. Any commitment you made during the sale was firm. We could depend on it.

As a company and investors, we have worked with many different businesses,
investors, and companies promising to “Buy for market value”, “Get the value of out of your properties without the hassle, and cash within 5-30 days” and my personal favorite, ” We buy with Cash”. Lot’s of promises with no funding, no experience, no understanding of Market Value, no understanding of Creative financing, Land Trusts, or Property Value to back their promises.

My boyfriend Brody and myself are waiting on our first child to be born. We were in a really rough patch being as the home we lived in had black mold growing in it and mice infestation. I can not begin to say how thankful and happy I am I was able to meet you. You and your team have been a bright spot in a very dark and snowy winter here in Idaho. I had been trying to sell my property for the last year—with no avail. I can be honest with you, since I now know your transparency and authenticity—at first I was VERY skeptical. After working with three real estate agents, I didn’t have a lot of hope. I was thinking that I was going to take a loss on the property or just stick with it till I was able to pay it off. Well, those hopes were washed away when I sat in the closing office last week, and put away more money than I had hoped for in my savings account. We had a Rental House we owned that was nearing lease expiration at end of July, 2016. Received a letter asking if we would be interested in selling our property. Responded and received a call from a Mr. Jeff Rappaport (Wasatch Home Buyers, Inc.) asking what we wanted or expected from the house in order to sell. We advised Mr. Rappaport that the most important thing was not to get a BAD DEAL, as we are retired and need a good price on our house.
Mr. Rappaport responded by emailing us four (4) Purchase Options for our review. We liked very much the options and discussed them with my brother and an attorney with positive feedback from both. We had a few questions and Jeff Rappaport responded with answers immediately. We chose the one option that suited us best and Jeff then handled everything from then on in a very professional manner. Rental House Sold and closed in about 30 days after receiving and accepting a Standard Purchase and Sales Agreement.
We got a price at the top end of the market according to Zillow web site. We saved better than $15,000 in real estate broker commissions. CUDOS to Jeff for treating us with utmost respect and BEST of all, making sure we did not get a bad deal.”
“I was so skeptical!”
I wanted to take this opportunity to thank you for helping to sell my home in Draper, UT. As a senior, living alone, I have to be extremely careful when I deal with money matters. Steve asked you to phone me to explain your terms of purchase. At first, I was so skeptical! In fact, I told you that I would take no action until I reviewed the paperwork with my attorney and several of my brothers to make certain that everything was in A-ok order. Once I determined that this was a profitable way for me to sell my home, we moved forward.
I appreciate how you explained each transaction between the two of us. You called often to make sure that the documents were moving forward as expected. Unexpectedly, I was rushed to the hospital for a four day stay. You were gracious and concerned and did not pressure me to continue to work on the sale until I was entirely feeling better. In the end we were able to close on the home a week later and you offered to do the walk through with my tenants so that I would not have the need to come to Utah from my home in Los Angeles.

Subject: Testimonial concerning Wasatch Home Buyers/Jeff Rappaport
I was trying to sell my home in Layton, UT and employed several real estate companies over the six month period that I was marketing the house. I also had the house for sale by owner and used a variety of strategies in that process, but was not successful in getting the house sold, even though it was in very nice condition and a good location.
Jeff Rappaport of Wasatch Home Buyers called me an asked if he could be of assistance by doing a process of rent to own with the property. I lived out of state and needed to have the property off my plate. Even though I really wanted to sell it, after talking to Jeff, I better understood that getting a good person in the house doing a rent to own was a good option for me. I would have a person renting my home for more than market rent, they would be responsible for all the maintenace and repairs of the property and they would, in my case, be ready to buy the house in two years after they prepared themselves credit wise to do so. We are hopeful that will happen.
Jeff was patient in answering my questions until I had a good understanding of the process and what our relationship would be throughout the process concerning written agreements, money and all else to completion. I decided to use Jeff to go through with a rent to own structure. He sat down with my wife and me at our home and after his assessment of our house we signed agreements with him. He was very confident that he could have our house occupied by a rent to own family within 30 days or less.
We signed our agreements with Jeff on 6/28/2015. On 7/9/2015 (11 days later) we and the new rent to own family were signing our agreement documents and they moved in on 7/18/2015. The process went just as Jeff said it would. We are free of monthly mortgage payments (plus a really nice positive cash flow) and hopeful for a sale of the property to the new family within 2 years. Jeff continues to make himself available to answer questions and to help should needs arise.
If you find yourself in similar circumstances as me, I recommend you visit with Jeff Rappaport and have him explain what he can do. We are happy we did!

For the last several weeks, we have been working with Jeff Rappaport of Wasatch Home Buyers, Inc.. We found ourselves in a situation a few weeks ago when we were suprised to lose our tenants on a very expensive home. Monthly mortgage payments continued to come due and we were without the income of renters. We were at a loss as what to do. I received a card in the mail that explained a little of what Jeff does. I called him and we talked. He quickly came out and looked at the house and went over our financial needs.
He told us that he thought he could help us. We turned the whole project over to him and in days signs began to appear at the property and on the street corners. A few weeks later he called and told me he had several people who were very interested. We discussed a few scenarios and before I knew it, we were signing lease agreements and purchase options papers.
I have to say I was impressed and very grateful for Jeff. He worked quickly and always had my interests at the forefront. We feel we have a good tenant who will be moving in shortly and who will buy the home within a couple of years. Our costs to Jeff were about half of what we would have had to pay a realtor to get the same results. Being aware of our financial state he managed to pull his fees from the buyer.
I would recommend Jeff to anyone without reservations. He knows what he is doing!
